Having worked in the Real Estate and Property Management industry for over 30 years we know and understand the rental market in Grand Junction and surrounding areas. As a full-service property management company we offer tenant placement, credit screening, receive tenant maintenance calls, disburse maintenance vendors, property inspections, collections, evictions and monthly financial reporting.

Management:

It is our job to manage the property so you don't have to worry about your investment, and we will be responsible for the following :
· Collect the rent
· Advertise the property when new tenants are needed
· Show the property to potential tenants
· Screen applicants
· Provide all tenant paperwork, including application and lease
· Deal with late payments, partial payments and no payments
· Handle all bookkeeping and record keeping
· Receive maintenance calls and dispatch vendors
· Periodic inspections
· After hours/weekend emergency maintenance call service
· Enforce policy and house rules
· Provide monthly accounting statements and reports to owner
· Any other needed service

Tenant Placement and Screening

Tenant Placement and Screening with continual advertising and we take numerous calls daily to keep units fully rented. We require each potential tenant to complete an application, then follow up to verify their employment, rental history, and criminal history. This helps ensure that your property will have the best tenant possible.

Eviction/Collections

If rents are not paid by the 7th (per new Colorado Senate Bill 21-173 Effective 10/1/21) of the month, we begin the processes necessary to collect rents or evict tenants, PERIOD!! We have a zero tolerance policy and any and all action will be submitted to you so you are in the loop the whole way. We have your best interest in mind and will move swiftly to get things resolved.

Accounting

Our company is highly automated. Each month you receive a financial statement showing monies collected and any disbursements that have been made. We can provide numerous reports, property rental histories, tax information to your accountant, and a host of other reports with the touch of a button.

Owner Portal

We use Appfolio Property Management and Accounting Software to better serve our owners and tenants. Part of this software is a feature for owners to login in and view their portfolio and property information. Contact Jessica about logging into your owner portal today.
